How much should you consider investing?
The first item we ask you to investigate is your estimated rent each month. Call a local leasing agent and ask what the averages in your area are per square foot, determine the average monthly rent or if you have a location you would like to rent, call and ask the monthly rent for the space. Make sure the amount determined is all inclusive of any additional fees that may be charged monthly.
Determining monthly rent based upon the square footage;
Example;
Once you determine an estimated monthly rent, we will use the equation of (your proposed rent x 13 =? / 4.3= divided by the amount of days you desire to be open a week)
Example;
(4000.00 a month rent x 13 = 52,000) then (52,000 divided by 4.3 then divide by 7 days a week)
$4000.00 x 13 = 52,000 (monthly sales)
$52,000 / 4.3 = $12,093.02 (weekly sales)
$12,093.02 / 7 = 1,727.54 (daily sales)
This daily sales amount is the number you will need to use for your estimated daily sales. If your number does not seem realistic, then you will need to lower the rent amount or increase the hours of operation to make the percentages of the operation to work. Determining your reasonable investment amount;

Example-
$12,093.02 x 50 = $604,651 divided by 3 = $201,550.33.

- We will ask you to determine your budget- your budget will need to take into consideration how much funds you have available; not just the amount you would like to spend. We will need you to be upfront with us if we are going to work together.

- Q & A- we will provide you our email to request information but welcome your calls also. In most cases our clients prefer the method of email over questions by phone because it provides a printable copy for their review or to share with partners. This method allows the representative time to consider all aspects of the questions instead of the initial consideration of a phone call. - Once you have determined if you would like to proceed forward with the assistance of Doughnut Consultants Inc. we will ask you to send in the consulting fee by check or electronic funds. If you would like to meet us in Tulsa, Oklahoma before funds are exchanged, we will invite you to come for the evening and we will go to dinner to get to know each other better.
- Once funds have processed we begin assisting you in the search for your location of the store. We will send you a 10 page document called what to look for in a location. This document acts as a guideline and check list for you while you search for properties. Properties are found and weeded out based upon criteria determined, we will supply you with input and demographics of the desired location.
- If you require help with the design of your logo, we will provide you a source for affordable professional design developed for your store.
- We will help you with a business plan template if you are obtaining financing for your store.
- Once your desired location has been determined we will help you draft a non-binding letter of intent to submit to the landlord of the property.
- We will assist you with the terms of negotiation on your lease and review and critique all documents that you provide to us during the negotiation.
- An attorney of your choice should review and approve the final lease before signing (optional but suggested)
- Signage development begins with bids from local sign companies.
- Once terms have been settled upon and the lease is ready to be signed. With your assistance the measurements and design criteria to develop the professional CAD drawings for your store are determined that will include a listing of equipment you will need with prices. Before plans are drawn we assist you in determining the additional concepts such as lunch, ice cream or gourmet coffee offerings so they can be drawn into the plans with proper placement and flow. The plans are CAD drawings and will be used for you to obtain permits and bids for construction and develop the important details needed if an architect is required. The site plans can also be included as part of your business plan if you are obtaining a loan.
- The CAD floor plans will be sent to you in a PDF 8.5 x 11 standard copy/printer paper size and in ARCH D 24” x 36” architectural paper size as well as can be shared with an architect of choice, if required by your local planning commission saving you both time and money in design with the architect. Floor plans and details punch list will be sent to you providing the weekly steps in opening your store with your consultant providing you guidance along the way.
- Donut Consultants Inc. provides you 3 design changes by the CAD draftsman without any additional expense to you.
- The lease is signed or land is purchased. Your space/lot is obtained after funds or loan has been obtained and contractors cost have been determined.
- Contractors are organized and scheduled and construction on space or site begins
- Equipment and signage is placed on order (allowing for 45 days for delivery). Your equipment is shopped for the best prices at the time of completion of drawings and will be submitted to you with the location where the prices are obtained. You are given the option to shop the items yourself again to try to save more or have your consultant do the ordering for you through a subsidiary company called Equipment Plus. If you purchase the equipment, you will need a designated place to store the equipment and receive equipment off site by semi-trailer that is a commercial address. If you have the consultant secure the equipment, the estimated amount will be provided by electronic transfer or check and the equipment will be shipped and secured at the receiving warehouse for Equipment Plus at 25701 East Admiral Place Catoosa, Oklahoma 74015 and held until you are ready for the shipment. This method allows the equipment to be sent on one truck when you are ready for it, and allows you to avoid storage charges.
- If you decide to purchase used equipment for your store, your consultant will assist you on the item of equipment that you have questions concerning to make sure you are buying the correct items and obtaining the best value on the used equipment you buy.
- If your consultant purchases the new equipment on your behalf, electrical requirements and PDF spec sheets on the major equipment will be collected for each piece of equipment and sent to you for the electrical construction contractors and health Department requirements as the equipment is secured.
- Doughnut Consultant Inc. has developed relationships with suppliers for coffee, coffee equipment and supplies, dishwashers; POS systems etc., equipment discounts and these companies will be referred to you based upon your request to the consultant to assist you in planning and placement.
- Your consultant will guide you through the interviewing, scheduling for your store, and determining your needs for employees to open the store. Once determined and agreed upon the hiring process starts for your store.
- The sign for your store is scheduled to be placed and permits obtained.
- When construction and inspections have been completed that are listed on your store construction punch list that is provided with the floor plans. Equipment is then placed and the health department is scheduled for their second inspection.
- Once approved by the health department and final inspections are obtained, your consultant will be scheduled to train you and your employees and to open your store. Travel arrangements are made by your consultant and all expenses normally* incurred by the consultant and time spent opening your store are paid for by Donut Consultants Inc. * (trainer is not responsible for payment of translator if one is needed)
- Donut Consultants Inc, develops your first order of supplies for your store through its supplier and arranges shipping to your store before the trainers arrival.
- Donut Consultants Inc. trainer will travel on Sunday, and start your training on Monday of the scheduled week. Approximately 40 hours of training and store prep will be provided for the kitchen covering cleaning, cutting and frying techniques and hours of training for the front of your store covering packaging, currency exchange, conversation with customers etc. before the stores soft opening on Friday.
- Grand Opening takes place on Saturday with the trainer assisting the kitchen and front of the store for 8 hours with continued support and training.
- The trainer leaves your store on Sunday unless otherwise arranged by the trainer of Donut Consultants Inc. and approved by DCI.
- Ongoing support with ordering and phone calls for the next 30 days is included.
- Your Donut Consultants Inc. consultant will create a weekly usage chart of the products ordered through the supplier (Unity 2 Bakery Supplies) and DCI has negotiated discounted shipping rates of up to 60% of the freight charges. Based upon the first 45 days of ordering, print outs of your stores average consumption will be provided to assist you on ordering and will continue to assist through phone calls. Once you have been provided the list ongoing support will be provided by the ordering department of Unity 2 Bakery Supplies.
- Your Donut Consultants Inc. fees include your kitchen manual/ recipe book for icings, glaze and donuts. It also will include an employee handbook, technical book on products and kitchen duties and supplies ordering sheets. It also includes a financial tracker for your store to ensure profitability on a daily basis and marketing ideas for your new store. Wholesale guides and suggestions for your store as well as information guidelines for wholesale accounts will be included.
Donut Consultant Inc. is the best guidance you can obtain for the success of your store and the products offered are the best in the industry. You would pay two to three times as much for half the information if you obtained help through a typical franchise.
Q) What is the length of the in store training courses, the short and longer terms by various types of prospective operators?
A) Our training is more than just the sharing and teaching of recipes, it is the teaching of a skill that requires repetition and instruction. This will include instruction on setting up your store products for efficiency. A typical training session involves 7 days for the trainer and 6 days of training at your store with the store opening while the trainer is there to help you.
Typically the trainer will arrive on Sunday and will start with pre-training on Monday morning at 7:00 A.M. This allows the fryer to be filled with oil, seasoning of screens and product placement begins in the kitchen to prepare for efficient production. Icings and glaze is made as well as custom fillings and toppings are created for the evening’s production.
(5-7 hours)
Near midnight we return to the kitchen with staff and begin training on production techniques, this production is done Tuesday, Wednesday, Thursday, and Friday is your soft opening Day. Trainer leaves Saturday after assisting your grand opening.
(35-40 Hours estimated)
On Thursday the front staff will be called in after the kitchen training for a brief discussion on packaging, customer service techniques and other items that you would like to cover.
Q) Second question- Can you provide training for a store and staff if you have not provided consulting for the development of the store?
A) Yes, however we will approve this on an individual basis after determining if your store is set up with the proper flow and equipment. We will ask you to diagram and list your current equipment to assist with the determination of the store having all of the equipment that is needed and DCI will require all missing elements of equipment and small wares to be in place before we will train you.
Q) Third question- What does your course of training cover, is it just recipes?
A) Recipes are a part of the formula but 2/3rds of the information we provide is technical and product outcome information. We answer the big 3 questions of doughnut production in our training,

This part of the course will have a very strong product and process approach, however in such a way that we will combine theory and practice. At the end of the course you will leave with a set of standard skills for making the products you signed up for.
- How? - Understanding the processes of production is vital, if you want to influence the final product outcome and efficiency of production. True efficiency of your operation comes from being taught the processes and not just recipes of the products you wish to provide. You need to be taught how the product works if you are planning to provide a better quality product for your customer or provide the introduction of new products. We focus on processes and how ingredients are used and the courses we provide are tailored to the institute that requires them.
- Why? - We are often looking at functionality of ingredients, processes and their relation to products you want to provide in the operation. We ask you what would happen if we replace this ingredient or product with another product. We then investigate the practice behind it and help you connect the new item to the practical side of the operation.
